Property Manager responsibilities include:

3. Market vacant units and execute leasing strategies to maintain 95%+ occupancy
4. Collect rent payments and manage accounts receivable/payable
5. Prepare and manage annual operating budgets with variance reporting
6. Ensure compliance with local/state housing regulations and fair housing laws
7. Supervise on-site staff and coordinate with third-party vendors/contractors
8. Implement rent increases and lease renewals based on market analysis
9. Maintain accurate property records using property management software
10. Handle emergency maintenance situations and after-hours tenant calls
1. 3+ years property management experience with portfolio of 100+ units
2. Valid real estate license (per state requirements)
3. Proven track record of maintaining 90%+ occupancy rates
4. Experience with property management software (Yardi, AppFolio, or Buildium)
5. Thorough knowledge of landlord-tenant law and fair housing regulations
6. Budget management experience with $500K+ annual operating budgets
7. Strong financial acumen with rent collection and accounts management
8. Excellent communication and conflict resolution skills
9. Ability to handle multiple properties and prioritize emergencies
10. Valid driver's license and reliable transportation
Preferred Qualifications
1. CAM (Certified Apartment Manager) or CPM (Certified Property Manager) designation
2. Experience with commercial property management or mixed-use properties
3. Bachelor's degree in Business Administration, Real Estate, or related field
4. Experience managing staff of 3+ employees
5. Knowledge of local market trends and competitive properties
6. Experience with property renovations or capital improvement projects
7. Bilingual skills (Spanish preferred in many markets)
